Building Management Specialist

As a Building Management Specialist, you will assist the Building Manager who provides occupants of both Federal Government buildings and privately leased space with safe, secure, clean, and sustainable facilities in which to conduct agency business. Responsibilities include:
Develops and promotes positive working relationships with customer agencies and client personnel, and maintains continuous liaison with building tenants and top management officials of customer agencies and tenants at facilities managed. Works closely with other GSA personnel, customer agency personnel and contractors in the planning, design, renovation, construction, alteration, operation, maintenance and repair of assigned buildings. Works with tenant agencies, building occupants, contractors, appropriate GSA program experts and other stakeholders to coordinate sustainability-related programs as applicable. In response to particular problems and on a recurring basis, gathers information to assess the level of customer satisfaction. Data gathering methods used include tenant satisfaction surveys, agency contact surveys, interviews with agency contacts, tenant meetings, service calls logs, and focus groups. Assists Building Manager with building operations, maintenance, repair, alteration, historic preservation, recycling, concessions, safety, environmental and security in GSA-owned buildings assigned Participates and assists in planning and developing operating budgets and all related Federal Buildings Fund procedures and activities for assigned facilities. Activities include preparation of the annual budget estimates for maintenance, mechanical workloads, utility rate increases; development of overtime and additional services, pest control and waste systems; and the cost of minor repairs, and security support. The GS-07 salary range starts at $44,343 per year. To qualify for the GS-07, you must demonstrate one year of experience equivalent to the GS-05 in the Federal service. Specialized experience is defined as administrative or technical experience that provided a fundamental knowledge of programs, policies, or procedures related to the operation and maintenance of commercial buildings (or equivalent non-housing, high rise buildings). Examples of such experience includes:
communicating with a variety of individuals to gather information, analyze, and provide recommendations regarding building operations, automated building systems, building equipment or building services; entering, tracking, and reconciling budgetary or financial data in a computerized system for facilities operations; or providing administrative or technical support for commercial building preventative maintenance programs-OR-Graduate Education:
1 full year of graduate education -OR-Superior Academic Achievement (SAA) at the baccalaureate level is fully qualifying at the GS-7 level. To claim SAA, submit documentation of one of the following:
Class standing -- You must be in the upper third of your graduating class in the college, university, or major subdivision, such as the College of Liberal Arts or the School of Business Administration, based on completed courses. Grade-point average (rounded to one decimal point) of:
0 or higher out of a possible 4.0 (B or better) as recorded on your official transcript, or as computed based on 4 years of education, or as computed based on courses completed during the final 2 years of your curriculum; or 5 or higher out of a possible 4.0 (B+ or better) based on the average of the required courses completed in your major field or the required courses in your major field completed during your final 2 years of the curriculum. Election to membership in a national scholastic honor society in one of the national scholastic honor societies listed by the Association of College Honor Societies The GS-09 salary range starts at $54,241 per year. To qualify for the GS-09, you must demonstrate one year of experience equivalent to the GS-07 in the Federal service. Specialized experience is defined as assisting in the management of a commercial office building (or equivalent non-housing high rise building) consisting of building mechanical system (i.e., HVAC, alarm systems, elevators, etc):
This experience typically includes:
Coordinates alteration and renovation projects; Gathering information to assess the level of customer satisfaction, i.e., surveys, interviews with tenant contacts, focus groups. Gathering data to assist with the development of operating budgets. Inspection of contractor performance -OR-Graduate Education:
Master's or equivalent level degree or 2 full years of progressively higher level graduate education leading to such a degree or an LL.B. or JD. -OR-A combination of graduate level education and appropriate experience that together meet the qualification requirements of this position.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
